Common driveway problems
Driveways here deal with long wet seasons, occasional freezing nights, leaking vehicles and constant traffic. Over time they collect oil and transmission fluid stains, tire marks, rust from fertilizer or iron-rich water, moss along shady edges and cracks at control joints and corners. Older driveways may also have spalled areas where water and de-icer have eaten into the surface. Each issue needs its own approach, so we start every project with a careful inspection.
Our four-step approach
- Inspection: we check drainage, cracks, joints, surface condition and any previous sealer.
- Cleaning: algae and moss treatment, hot-water surface cleaning and targeted stain removal.
- Repairs: cracks and joints are cleaned and filled with flexible, UV-resistant sealant; damaged areas are patched or resurfaced.
- Protection: a penetrating sealer or decorative coating applied during dry weather.
Choosing a finish
Most homeowners choose a penetrating silane-siloxane sealer. It keeps the natural look and texture of the concrete, avoids a slippery surface and lets moisture escape. If you want a fresh, uniform appearance that hides old patches and stains, a decorative overlay or textured coating is an option. For carports and covered aprons, we can extend a garage coating outward with grit for traction and UV-stable materials.
We do not recommend glossy epoxy on exposed driveways. It can yellow in the sun, becomes slippery in the rain and may trap moisture that causes peeling.
About oil stains
Fresh oil stains usually respond well to degreasers and poultices that draw oil out of the pores. Older stains that have soaked deep often lighten a lot but may not vanish entirely. Rust stains respond to specific cleaners. We set realistic expectations before starting so you know what to expect.
Cracks and settling
All concrete cracks to some degree. Hairline cracks are mostly cosmetic, but wider ones let water reach the soil underneath, which can cause further settling and weed growth. Sealing cracks with flexible material keeps water out. If a section has sunk or tilted noticeably, it may need to be lifted or replaced before coating, and we will let you know if that is the case.
Rural and long driveways
Properties on the edges of town sometimes have long concrete drives, aprons in front of shops or pads for equipment and trailers. We handle large areas and can focus on the zones that see the most wear, such as turnarounds and the approach to a shop door.
When to schedule
Cleaning can be done most of the year, but sealing needs a dry surface and a dry forecast. We schedule most sealing from late spring through early fall. You can usually walk on the driveway within a few hours and drive on it the next day.
Pair it up
Many customers combine driveway work with sealing patios and walkways or a new flake garage floor so everything looks finished together. Ask about a combined estimate.
Keeping it clean
Blow off debris regularly, rinse once a year and catch drips with a drip pan. Use sand instead of salt during icy spells, and reseal when water stops beading on the surface.
Curb appeal before a sale
If you are preparing a house for sale, a cleaned and sealed driveway is one of the most affordable ways to improve first impressions. Buyers notice oil stains, green edges and weeds in cracks the moment they pull up. A thorough cleaning, crack repair and fresh sealer can make even an older driveway look cared for. We can often schedule these projects quickly to fit a listing date, and we can combine them with patio and walkway work so the entire exterior looks its best in listing photos.
Every driveway estimate lists exactly what is included, from moss treatment to crack sealing and the sealer we plan to use. Prices are written and fixed before we begin. If we find hidden damage once cleaning is done, we explain it and let you decide before doing any extra work. We take before and after photos so you can see the difference clearly, and we stay in touch about the weather so the sealer goes down in the right conditions.
