What polishing involves

Polishing is a grinding process, not a coating. We use heavy planetary machines with diamond tooling, starting coarse and progressing through finer and finer grits. Each step refines the surface left by the last. Along the way, we apply a densifier, a liquid that soaks into the concrete and chemically hardens it. The final passes bring up the sheen. At the end, a penetrating stain guard is applied to help the floor resist spills.

Because nothing sits on top of the concrete, there is no film to scratch through, peel or delaminate. The floor's appearance comes from the concrete itself.

Finish options

You choose two things: how deep to grind and how shiny to go. A light grind keeps the smooth cream surface with little stone showing. A medium grind reveals fine sand for a salt-and-pepper look. A deep grind exposes larger aggregate for a terrazzo-like appearance. Sheen ranges from matte through satin to high gloss. Offices and showrooms often go glossy for a bright, professional feel, while homes tend toward satin, which is softer and hides footprints.

Concrete dyes can add color before densifying. Popular choices include warm tans, rich browns and deep charcoal. Decorative saw cuts can create borders, grids or logos.

Great fits for polished floors

  • Government and professional office lobbies and corridors
  • Retail stores, boutiques and showrooms
  • Restaurants, coffee shops and tasting rooms (dining areas)
  • Gyms and studios with rubber mats in work zones
  • Modern homes and remodels with slab-on-grade construction
  • Warehouses that want a dust-free, bright floor without a coating

Polished concrete is less suited to garages and areas with heavy oil, harsh chemicals or constant standing water. In those spaces, a resin system like our commercial coatings or garage epoxy performs better.

Honest expectations

Existing slabs carry marks from their history: patches, cracks, old adhesive outlines, tack strip holes and trowel marks. Polishing can reduce many of those, but some will remain visible. Many owners appreciate that character. We fill cracks and holes with color-matched fillers and explain what to expect before work begins. A small test area is a good way to preview the result on your slab.

Moisture-friendly

Because polished concrete breathes, it is a strong option for slabs with elevated moisture where a sealed coating might struggle. That makes it worth considering for older buildings and slabs poured without a vapor barrier.

Maintenance

Polished floors are among the easiest to maintain. Dust mop daily in commercial spaces and as needed at home. Damp mop with a neutral cleaner. Avoid acidic cleaners, which can etch the surface. Busy commercial floors benefit from periodic burnishing to maintain gloss. After many years, the floor can be honed and re-guarded to restore its appearance.

Timeline

Most residential polishing projects take two to four days. Commercial projects are scheduled around business hours and may be phased. Our equipment uses vacuum extraction to keep dust under control. The floor can be walked on right away, and furniture can usually return the same day.

New construction tips

If you are building, let us talk with your contractor before the slab is poured. Mix design, finishing technique and curing all affect how evenly a slab polishes later, and a little coordination up front can save time and produce a better floor.

Comparing polished concrete to coatings

Customers often ask whether they should polish or coat. Polished concrete is lower maintenance, breathes and never peels, but it shows the character of the slab and is less resistant to harsh chemicals. A resin coating offers more color options, a uniform appearance and better chemical resistance, but it requires good adhesion and eventual recoating. In offices, stores and homes, polishing is often the better value. In garages, kitchens and industrial spaces, coatings usually win. We will walk you through the tradeoffs for your space.

We also offer maintenance plans for commercial polished floors, with scheduled burnishing and guard renewal. Regular care keeps the sheen consistent and makes the floor look new for years, which is much cheaper than a full regrind later.
